Position Overview:
The CMMS Manager will oversee the implementation, management, and continuous improvement of the Computerized Maintenance Management System (CMMS) within the organization. This role involves managing the CMMS platform to optimize asset maintenance processes, track equipment performance, and ensure maximum uptime for machinery and facilities. The CMMS Manager will work closely with the maintenance, operations, and IT teams to ensure the system is fully utilized, efficient, and aligned with organizational goals.

Responsibilities/ Job Duties:
- Oversee the deployment, configuration, and customization of the CMMS to meet the needs of the organization
- Ensure that the CMMS is properly integrated with other systems such as enterprise resource planning (ERP) and other management systems
- Maintain and update the CMMS database, ensuring accurate information on assets, work orders, parts inventory, and preventive maintenance schedules
- Manage the collection, input, and maintenance of accurate asset data, including equipment history, warranties, manuals, and preventive maintenance schedules
- Generate and analyze reports from the CMMS, providing insights into asset performance, maintenance trends, downtime analysis, and maintenance costs
- Create and maintain key performance indicators (KPIs) and dashboards to monitor the efficiency of the maintenance operations
- Develop and manage preventive maintenance schedules to ensure all equipment is serviced regularly to minimize downtime and extend the lifecycle of assets
- Utilize CMMS data to support predictive maintenance initiatives and identify potential equipment failures before they occur
- Work with maintenance teams to ensure all maintenance tasks are tracked, assigned, and completed within the CMMS system
- Provide training and support for users of the CMMS, ensuring that maintenance teams, technicians, and other stakeholders understand how to effectively use the system
- Serve as the primary point of contact for CMMS-related issues, providing troubleshooting assistance and solutions for system users
- Create user guides and documentation to assist with training and system navigation
- Identify and recommend opportunities for continuous improvement in maintenance processes and CMMS functionality to enhance overall productivity and system utilization
- Collaborate with the IT department to ensure the CMMS is optimized for performance, security, and integration with other business systems
- Establish and promote best practices for maintenance operations, ensuring standardization across all teams and facilities
- Manage relationships with CMMS software vendors, ensuring timely updates, system support, and addressing any technical issues or improvements
- Liaise with external service providers and contractors to ensure that maintenance work and repairs are captured accurately in the CMMS system
- Ensure that the CMMS aligns with industry standards, regulatory requirements, and safety protocols
- Monitor and track the compliance of maintenance activities to ensure that all preventive maintenance, inspections, and repairs are carried out in accordance with established guidelines
- Generate audit-ready reports on maintenance and compliance activities when required
- Performs other duties as assigned
Qualifications:
- Exhibit strong customer service and interpersonal skills
- Proficient using complete Microsoft Suite (Word, Excel, Outlook, PowerPoint, etc.) and PC skills
- Strong organizational, planning and scheduling, and process management skills
- Experience in troubleshooting software-related issues and working with cross-functional teams
- Strong writing skills with technical subject matter and oral communication skills
- In-depth knowledge of CMMS software (e.g ManagerPlus (preferred), Maximo, SAP PM) and best practices for implementation and maintenance
- Proficiency in data analysis, report generation, and KPI tracking
- Familiarity with asset lifecycle management and cost optimization strategies
- Planning & Scheduling experience preferred
- 3+ years of experience in customer relations
- 3+ years of CMMS management
Physical Requirements:
- Ability to stand, sit and/or walk on a hard surface
- Vision required: 20/40 with or without corrective lenses to accurately read all related distribution documents
- Ability to communicate verbally using a telephone
Working Conditions:
- Ability to work under pressure
- May require occasional overtime or on-call work, depending on maintenance schedules or system issues
- Ability to travel to visit various areas and sites
